Homeowners responsible for landscape, yard maintenance
The Eden Shores HOA strictly enforces homeowners responsibility for the proper maintenance and upkeep of their front lawns and trees. Lawns must be mowed, watered, and fertilized on a regular basis. Trees, shrubs, or bushes that are dying or not thriving must be replaced.
Homeowners have the option to substitute their grass lawns with other material to cope with draught requirements provided they seek HOA approval for the substitutions.
The HOA Landscape Committee periodically walks/drives through the community inspecting front and side yards. Violation notices are sent to homeowners whose yards and trees are improperly maintained; fines are imposed and remedial measures taken at the expense of nonconforming homeowners.

Good home maintenance and insurance coverage a ‘must’
1. Each homeowner is expected to act as a good father of a family in the care and maintenance of their property. The overall value of property in the community depends on the appearance and care of each home. Lawns, yards, and trees must be well kept.
2. Homeowners must maintain property and liability insurance.
3. Flood Insurance is no longer required for homes in the Eden Shores community. Click here for details.
4. If you plan to make an improvement such as landscaping, building additions, backyard renovations and constructions, etc., you need HOA approval. Forms available for use include:
(a) An Architectural Improvement Application form.
(b) An Architectural Improvement Inspection form.
5. Use only the original paint color specifications when repainting your home. Contact your HOA management for approved paint color specifications.

What to do with the ‘feral’ cats that abound in Eden Shores
Because feral cats multiply very quickly, their population tends to be uncontrollable. Public policy is to trap or capture stray or feral cats and have them neutered or spayed and then returned to their habitat.
Cat traps can be purchased at most stores, including Home Depot and Walmart.
Once captured, the cat(s) should be taken to the Hayward Animal Shelter. The shelter is located on 16 Barnes Court, Hayward. Their phone number is (510) 293-7200.

You may obtain a replacement pool card key from the Eden Shores HOA management. You will be charged a $100 key replacement fee.

HOA rules on pets, domestic animals
1. There is a limit to the number of pets a resident can keep. Read the Rules On Pet Ownership.
2. If you own a pet(s), you must register it/them. Use the HOA Pet Registration Form.

The CC&Rs on “prohibited vehicles”
Article II, Section 2.5.2 of the HOA CC&Rs states: The following are Prohibited Vehicles: (a) recreational vehicles (campers, boats), (b) commercial-type vehicles (trucks, vans, limousines), (c) buses or vans, (d) vehicles with more than two axles, (e) trailers, (f) inoperable vehicles of any type, (g) aircraft, (h) any vehicle or vehicular equipment deemed a nuisance.
Prohibited vehicles may not be parked, stored or kept in the front yard or driveway apron of any lot or on any street adjacent to or visible from the properties or any other Common Property parking area.
Prohibited vehicles may only be parked in a fully-enclosed garage with the door closed - and as long as their presence on the property does not otherwise violate this declaration.
